North Lakes has a large number of townhouse and unit complexes, and looking after their common areas is a big part of our work in the suburb. We maintain shared lawns, garden strips, entry landscaping, pool surrounds and internal driveways for body corporates, working to a written scope agreed with the committee or strata manager.
What North Lakes complexes need
Most North Lakes complexes were built from the 2000s onwards, and many have the same features: narrow garden strips along driveways, small shared lawns, landscaped entries with feature planting, and courtyards separated by screening plants. There are a lot of edges and a lot of small areas, which is where time goes.
The planting is usually hardy, with lomandra, dianella, murraya and lilly pilly screens, but it's now old enough that many complexes need a round of cutting back and replanting as well as routine care.

Scheduling and reporting
We run regular visits through North Lakes and Mango Hill, so complexes here get a set visit day that residents can rely on. Visit frequency is set by season in the scope, usually weekly or fortnightly in the warm months and fortnightly or monthly in winter.
After each visit, the committee or strata manager can receive a short note or photos covering what was done and anything we noticed, like broken irrigation, dead plants or damage to fences. Resident requests come through the committee or manager, so there's one clear line of communication.
